Botanica Traditional Neighborhood

Botanica is the town of Jupiter’s first traditional neighborhood development (TND) located outside of Abacoa. Cotleur & Hearing, Inc. was retained to transform 145 acres of industrial-zoned land into a mixed-use development exemplifying TND principals. Railroad (FEC) high-voltage transmission lines, extensive wetlands and limited road frontage were significant constraints that were overcome through the application of unique site-planning techniques. In keeping with the name “Botanica,” Cotleur & Hearing used geographic information systems (GIS) analysis to micro-site and preserve significant native vegetation. A large wetland was preserved as the centerpiece of the community. A continuous greenway interconnects each residential sub-neighborhood. Boardwalks, nature trails and interpretive signage activate the greenway as a vital, functional pedestrian network. Cotleur & Hearing worked exceptionally close with the development team to choreograph every detail of the project from street signage to the architectural style of each home. A neighborhood town center with a boutique and Publix grocery store provides neighborhood commercial uses within walking distance to every home. Botanica provides a broad variety of housing opportunities to appeal to a diverse population. Housing typologies include single-family alley homes, single-family edge homes, two and three story town homes and moderately sized condominiums.
