Special Use Approval Supports Local Business Along Broadway

Cotleur & Hearing recently secured unanimous approval from the City of West Palm Beach Planning Board for a Class B Special Use Permit allowing a light motor vehicle repair business at 604 52nd Street.

The approximately 0.22-acre property includes an existing 608-square-foot building within the Broadway Mixed Use District. Its shallow depth and close proximity to neighboring residential properties presented several planning challenges, including required separation distances for the building, parking, and vehicle circulation.

Representing property owner Joseph Peroul, Cotleur & Hearing guided the project through the Special Use Permit and waiver process, developing a site plan that addressed operational needs while enhancing safety and compatibility with the surrounding neighborhood.

The approved plan relocates the site's vehicular access, eliminates parking that previously required vehicles to back onto Broadway, and introduces new landscaping to better screen the property and enhance the streetscape.

City staff determined that the proposed improvements met the intent of the applicable regulations and would allow the business to operate in harmony with the surrounding area. The unanimous approval supports the continued operation of a local business while delivering meaningful improvements to safety, circulation, and the overall appearance of the Broadway corridor.
